    I am currently in the process of buying a Bravo double wide. My current thought process is to buy the home and refinance with a local lender. I own my 13 acres and already have well and septic system. There are no local lenders that offer a manufactured home building loan.

    It’s true about the private equity company’s . I own a roofing company and I have been getting calls from these companies from California wanting to talk about an acquisition . They told me they already purchased a few big named local roofing companies in my area . This was kind of alarming as I know this is happening in real estate too. Basically they are taking the Walmart and Amazon stragity

    According to one commenter, if "manufactured housing is just like any form of housing" with "large and small ticket items," then we should be able to choose the type of housing we want and can afford to buy without falling into the trap of cannot afford to buy. And the latter has been the experience of hundreds of millions of Americans in the last few years, who once were able to opt for singlewide manufactured homes as the least expensive alternative to more expensive site-built, modular, and even double or triple wide manufactured homes, that includes cheaper lot rents in mobile home parks compared to expensive rentals. What happened to those choices of affordable housing that kept families American from being homeless and/or compelled to rent expensive home and apartments or manufactured homes ? Gone, because of corporate greed that our government officials allowed for whatever reasons unbeknownst to the American people, that keeps them guessing on when the madness will stop. As for the extra features ("bells and whistles ") that people are supposed to want in these manufactured homes, they are quickly learning to do away with those niceties on in their homes and would settle for just a roof over their heads they could comfortably call their own, especially in today's political and economic uncertainties. So those desires for "bells and whistles " in new homes are dwindling down fast and will soon be disappearing. Then we'll be forced to go "back to basics," as the saying goes (if that's even possible for most people's thinking) for the sake of survival during hard times.

    Where I live, rent is on average $1,800 per month for a studio or single, $2,100 per month for a two bedroom (even in low income or high crime neighborhoods) and yet our state’s minimum wage is $7.25/hour (same as federal). Average income is not that much better. We have people flooding into my state and fighting over owning and renting property.

    The "American Dream" is now the AMERICAN NIGHTMARE!!!! Best thing to do is find/get second citizenship, emigrate, renounce your U.S. citizenship, and let the system implode! The only hold the U.S. has on you IS your citizenship; it is an agreed upon contract between 2 parties. Once you are in your new country, be vigilant and form a coalition to monitor and restrict/prevent U.S. corporations from entering.

    Skyrocketing utilities, gas, taxes, insurance. They are pricing us out of everything.     The government needed to take action decades ago with policies to build more affiliate residential real estate instead of commercial real estate. Now we have an oversupply of vacant real estate and a lack of residential real estate. We are in a free fall crisis, and it's getting worse.

    Got one for 1,000$ 1969 model, stuffed with junk. Cost 5k to move it and renovate it. New carpet and thew everything away. Went from 900 a month rent down to 300 and 3 extra bedrooms and 1 extra bathroom. Nobody above me or below me. I never should have hesitated!.life changing.

    Bought a new double wide in 2002 with 1/2 acre and new Septic ststem,Well. One loan, and appprox. 65,000 total. Made in Northern Indiana at Patriot Homes.Thought it was decent and it was affordable. Then the issues began and any warranty seemed to disappear. Not angry because i bought a Manufacturered home .Lived in many when married to my Army husband .I blame the Manufacturer and the Dealer .!!!!

      Hi Linda, You are absolutely correct - blame the company - not the entire manufactured home community of builders. Also, it is so important for purchasers to do their homework and research before making any purchase. You and your husband sadly failed to do this. Yes, up front, you would have paid a little more for a top tiered home. Just like any other purchase:, homes, cars, boats, etc. Doing research would have paid off and would have given you the top choices in the manufactured home industry to pick from. I've been bawling my eyes out for days at a time, depressed and frustrated because I Refuse to pay the rent amounts when people buying are paying way less and they have beautiful homes! Rent is twice that for a 300 sf. Studio/shed for rent! It makes me sick literally.

    Yep they think that they will get your home and end up renting it for 7 or 8 hundred a month and it cost over 5000 to move it so before I'd let the park owner crook me out of it I'd tear it down and scrap it .

    A manufactured home, especially a singlewide, is simple in design and floor plan options; as it should be because of its limited space. But the manufacturers are always trying to sell the buyers on unnecessary "bells and whistles" to charge more. Thus, making the affordability of even traditional singlewides out of reach for many buyers looking for affordable housing.

      Bently, Manufactured housing is just like any form of housing. It is like any large ticket or small ticket item we purchase. The purchaser can choose the low cost item or add the extras they deem necessary in order to make them happy. Every form of housing is no different. You can not single out manufactured homes and treat them differently. That is the beauty of choice. A purchaser gets to choose the extra goodies they desire to add on to their home - as with any other new home purchased anywhere.

    Farm Bureau insirance in your state is a fairly priced insurer for home owners. Also, GEICO will write it, but there's no telling what company underwrites it.

      There are quite a few insurance companies that insure manufactured homes. Progressive is low cost.
